What are the income and credit qualifications?
Proof of income of at least 3x the monthly rent. All applicants subject to a 3rd party screening.
What is acceptable proof of income to sign a lease?
- Two most current paystubs totaling at least 4 weeks of pay,
- Two months of current bank statements,
- Prior year tax documents.
- (Offer letter or employment letter may be accepted as supplemental documentation)
What happens if I qualify for an apartment, but my roommate does not?
The roommate will not be approved to lease/live onsite.
Is my security deposit totally refundable?
No security deposits.
If I get a job transfer, can I break the lease?
You would need to provide 60-day written notice, pay termination fee, and pay back any concessions given.
Can I change to a month-to-month lease plan after my first year?
Lease will automatically default into a MTM lease after completion, unless you renew or give a 60-day written notice to vacate. A month-to-month fee will apply.
Do you accept leases for short terms?
We do not offer leases under 7 months, subject to change.
Am I required to have renter's insurance?
Yes, $100,000 Personal Liability Coverage is required at all times. The policy must be for your unit, list all adults occupying the apartment, and remain active for the duration of your tenancy.
Do you offer furnished apartments?
Our apartments come with all essential appliances including washer & dryer. We have solutions available for those looking for fully furnished options. Please inquire with management.
Do you offer corporate apartments?
Yes, through 3rd party services.
If something needs to be repaired in my apartment, how do I report it?
Please contact the office, via phone, email, or resident portal.
Non-emergency requests may be entered online.
When is my rent payment due?
1st of the month, this includes holidays.
What day of the month am I liable for a late charge?
Rent is due on the 1st of the month and must be submitted no later than the 5th of the month to avoid late charges.
Will you accept electronic payments from my bank?
Yes, we recommend using the "E-Check" option to avoid additional transaction fees.
Is there a place where I can pay my rent after office hours?
Online resident portal.
There is a person who might be staying with me for a while, is that permitted by the lease?
No more than 7 consecutive days.
Do you have reserved parking?
Yes, there is a monthly cost associated with a reserved parking space.
I have a motorcycle, where can I park it?
No designated motorcycle parking onsite.
My children live with me in the summer; do I need to notify your office when they arrive?
Yes, the office should be made aware and they should be added to the lease as minor occupants.
